Nestled in a park-like setting behind a community church, will be a lovely, multi-family, rental apartment community - Cypress Place at Royersford. It is designed to serve individuals and families with 40 one-, two-, and three- bedroom apartments located in two, three-story, walk-up buildings totaling approximately 50,000 square feet. Six units will be fully accessible to individuals with mobility impairments, and two will be accessible to households with sensory impairments. Cypress Place at Royersford's main difference from other apartment buildings in the Township, is that that Cypress Place at Royersford is workforce housing.
The guiding principle of workforce housing is that people who work in the community should be able to live in the community. Rents at Cypress Place at Royersford will be attainable to working families and individuals and allow them to live closer to work.

After we issued the first rendering and had the initial community meetings, we received feedback that the original building was perceived to be too "dense."
Accordingly, we reduced the total number of apartments from 48 to 40 and we redesigned the facade to include additional facade set-backs so that buildings would appear as if it were several structures, and consequently less dense.
We also received feedback that the originally designed emergency access route onto School Lane seemed too much like a road that would direct traffic into the neighborhood.
Accordingly, we substituted grass pavers for the asphalt so that the emergency route will only be used for emergency purposes and not be perceived as a road.

Because the site is currently owned by Royersford Baptist Church, it is now tax exempt. However, that will change during construction when the portion of the site that will be home to Cypress Place at Royersford will be subject to property taxes.
Cypress Place at Royersford will enable people who work in the community to live locally in community. Workforce housing provides below market rate rents that working people and families can afford and thereby helps them to stay in the community near their jobs.
Cypress Place at Royersford was designed to reduce its impact on the environment and surrounding properties. The buildings will be situated immediately adjacent to the Church to maximize green space. Greening and energy saving measures were incorporated into the building design to meet LEED Silver standards.
